BIM Coordination & Documentation
Models are built with coordination in mind from the start. Architecture, structure, and MEPF are developed together, checked together, and issued together. The result is a model that can be used directly for construction and drawings without rework.

→Every project follows the same structure. Drawings in, models built discipline by discipline, all models combined and checked, drawings issued from the coordinated result. The sequence matters because problems that are not caught in the model show up on site.
CAD drawings, PDFs, or existing models are reviewed first. Scope, LOD, naming, and coordination zones are agreed before modelling starts.
1Architecture and structure are modelled first to lock levels and envelope. MEPF follows within that framework with clearances checked during modelling.
2All models are combined into a federated model. Clashes and clearance issues are identified early and resolved before drawings are issued.
3Drawings are extracted directly from the model. Revisions are tracked and reflected without redrawing.
4Common Issues
Most site problems are not unexpected. They were visible in the model or drawings earlier. They were just not checked together.
The deliverables are the same on every project. The scope changes based on what disciplines are involved, but the output format is consistent so the construction team always knows what they are receiving and how to use it.
Discipline Models
Models are organised by level, system, and category so they can be used directly by other teams without restructuring.
Federated Model
All disciplines combined into a single coordinated model that reflects what will actually be built, not separate design intent.
Clash Report
A complete record of identified issues, agreed resolutions, and status at the time of delivery.
Construction Drawings
Drawings extracted from the coordinated model so what is issued matches what is built.
Commercial, USA. Mixed-use development across multiple floors with a congested basement plant room.
Architectural, structural, fire protection, HVAC, and plumbing modelling. Full MEP coordination across all floors with construction-ready drawing production for each discipline.
Routing was adjusted in the model before drawings were issued. The final model and drawing set were delivered with clashes resolved prior to construction.
Fire main routing adjusted in the model before any drawings were issued. The coordinated federated model and full MEP drawing set were delivered with the clash report cleared to zero prior to construction start.
Who We Work With
The common thread is a project that involves multiple disciplines, limited in-house BIM capacity, and a need for outputs the construction team can actually use.
Who need a coordinated model before construction starts and cannot afford to discover conflicts during installation.
Who have the design but not the in-house modelling and coordination resource to produce a construction-ready BIM package.
Handling multi-discipline scopes across different subcontractors who need a single coordination point rather than separate models that never align.
Who need BIM coordination and documentation delivered to a specific project standard, including UK and US conventions.
Problems found in the model cost nothing to fix.
Problems found on site cost everything.
Proper coordination before construction is not an additional cost. It is the work that prevents the costs that derail a project.
